How Much Does It Cost To Sell Your House?

There are a lot of things to think about when figuring out how much it costs to sell your house. here are title fees, commissions, attorneys, surveyors, and a myriad of other costs.  Let's break this down a bit. Normally we use a seller's net sheet.

But before we do that let's talk about any repairs that may need to be done.  There are some costs that will get your money back and there are others that won't. Remember, we are in a beauty contest.
The absolutely most important thing, in my opinion,  is curb appeal.  Green lawns and a tree or two make a big difference.  If your driveway is dirt or gravel be sure that there are no potholes.  There should be no odds and end in the yard.  Be the buyer for a moment.  Would they like the outside of your house? The costs involved in that may be, if you don't have sprinklers, to buy some hoses and run them until the grass is green.   If you don't have trees, a couple of well placed shrubs will do.  Clean up everything around your house and if you like lawn decorations, put at least 75% of them in storage.   Smooth your drive way out.  


How much has it cost you so far to sell your house?  Not much.  But a great curb appeal can increase the value of your property somewhere between 5%-10% of the value. Do the math.  

According to the National Association of Realtors website :


· accounted for 9% of home sales in 2013. The typical FSBO home sold for $184,000 compared to $230,000 for agent-assisted home sales.


Hiring the right agent is not an cost in selling your house.  It is an investment with measurable results. A typical real estate commission runs about 6% of the total sales price.  


It is customary in our area that the seller provide the buyer with a title insurance policy.  An example would be on a $300,000 house the title policy would be $1983.  As a seller you would have a title company fee of about $185, You would also have a few miscellaneous fees (I call oops fees--oops I forgot) are $300 plus or minus. You will also be responsible for your share of taxes for the year. And, of course if we negotiate anything else with the 


buyer. of these are costs and other are expenses or investments.
