This is a quote from a recent article from the National Association of Realtors titled "Home Buyer And Seller Generational Trends:

    Among all generations of home buyers the first step in the home buying process is looking online for properties for sale. Gen Y is most likely among generations to also look online for information about the home buying process, while the Silent Generation is most likely to contact a real estate agent.

    More than half of Gen Y and Gen X buyers used a mobile device during their home search. Among those who did, 26 percent of Gen Y and 22 percent of Gen X found the home they ultimately purchased via a mobile device.

     

FYI (I had to look it up, too).  Here are the generational age groups:

Gen Y--1980-1995
Gen X 1965-1979
Younger boomers --1955-1964
Older boomers-- 1946-1954
Silent Generation--1925-1945

In this article it also shows buyers and sellers by generation and by percentages they start there look online.  In just those two categories, that is 61% of the buyers are looking online for a house.

As you can see from the chart, 61% of home buyers were born between the ages of 1979 and 1995. The same graph shows that 51% of home seller with either Gen X (1965-1979) and Older Boomers (1946-1954).


If you look above at the Gen X and Gen Y numbers and the quote above you will see that at least 61% of home buyers start there look online.  Please also note that 48% of Gen X and Gen Y ended up buying a house that they found online.


So what does that mean to you as a seller?  In order to sell your house quickly if it is priced right, it MUST have a great online presence and that presence must be everywhere on the internet.

I have been in this business a very long time (that whole Boomer thing).  It used to be that a buyer would come to my office and we would look at a book of listings and pick out a few to go and see. Not anymore.  Our buyers come to us with a list of houses they want to see.  Your house must be well very marketed for them to find it.
